Sales Activity
Pair a lead with a unit and move the deal through New, Reserve, and BFR — up to promoting the lead into a resident.
What it’s for
Once a lead is interested in a specific unit, this is where that deal lives. It pairs the lead and the unit together and tracks the deal through its stages, keeping the unit’s own sales status in sync as it moves.
Where to find it
Sidebar → Sales → Sales Activity, at /admin/sales-activity.
Who can use it
- See the menu item and open the page — needs view.
- See the activity list — needs get.
- Create an activity, or move it to Reserve — needs create/update.
- Move an activity to BFR — needs its own bfr permission, separate from update.
- Promote a lead into a resident — reuses the residents.create permission from the Residents page, not a sales-activity permission.
- Reassign an activity’s PIC — needs the same lead.admin (“lead admin”) permission as the Lead page.

How to…
Start an activity
- Click create.
- Pick a lead and a unit to pair them.
- Optionally assign a PIC.
- Save. The activity starts at
New.
Move it to Reserve
- Open the activity and choose Reserve.
- Upload the required documents: KTP (ID card), proof of transfer, and family card.
Move it to BFR
- Open the activity and choose BFR. This needs the separate bfr permission — having update alone isn’t enough.
Cancel an activity
- Open the activity and choose Cancel.
- Give a reason.
Promote the lead
- Once an activity reaches
BFR, a Promote action appears (if you haveresidents.create). - Confirm. This creates the lead’s resident record. It can only happen once per lead.

Rules & statuses
| Status | Meaning |

| New | Just started, nothing submitted yet |
| Reserve | Buyer’s documents submitted |
| BFR | Booking fee stage — eligible for promotion |
| Cancelled | Ended, with a reason on file |
Moving to Reserve and moving to BFR are gated by two different permissions — a role can be allowed to reserve deals without being allowed to push them to BFR. Promotion only works if the lead has a linked resident account; a lead entered by an admin with no account attached can be paired and closed, but never promoted, until it’s linked to one.
